In Colegiales, an area of the city of Buenos Aires that is changing due to the substantial number of multifamily
housing developed in recent years but that nevertheless preserves certain local characteristics, the commission
was proposed by members of two families who shared a small and deep property.
The owners decided on a plan and a budget for each residence as well as where each unit would go on the lot: one
in front and one in back, both with a courtyard and pool.
The necessary components and form adhered to what we had established in a number of the homes constructed by the
office: straightforward volumes of exposed concrete, requiring little upkeep over time, and sizable openings to
permit a seamless link between the interior and exterior.
The project also has to look to be sufficiently far from the public highway or guarantee the safety of both
dwellings. The project should also permit parking for at least four vehicles.
The concept was established by the choice to release the first unit's ground floor in order to facilitate access
to the back unit and provide the necessary parking places.
Based on this choice, we created a pair of residences that are independent of their yards' placement both in terms
of layout and section.
Each home is built in a small, two-story volume to free up as much ground as possible. The service spaces are
directed toward the façade (in the case of the front unit) in order to achieve the requisite opacity with respect
to the street and, in the back unit, into the open space created between the two built volumes. The main rooms are
orientated towards the back seeking the north.
Each unit's built mass is perforated to allow for the construction of a tiny courtyard, which adds flora inside
the home and provides double ventilation and lighting impacts to all spaces.
